Every angle covered.

Built around the decisions STR operators actually need to make — not a generic analytics template.

Portfolio & listing KPIs
Net revenue, occupancy, ADR, RevPAR, and % to budget — updated on sync. Broken out by listing, month, and year with side-by-side STLY comparison.
Open revenue potential
See exactly how much revenue is still on the table — this month, the next 30, 60, and 90 days out. Open nights broken down by weeknight and weekend with estimated value at current rates. Know what's still winnable before the window closes.
Actionable insight rules
Data is only useful if you know what to do with it. Each insight surfaces a specific finding from your numbers and tells you what it means — pricing gaps, booking window shifts, gap nights, occupancy slippage, and more.
Channel & direct booking mix
Airbnb / Vrbo / Direct breakdown with full source attribution for direct bookings — know which marketing channels are actually sending guests.
Booking analytics
Lead time, length-of-stay distribution, day-of-week booking patterns, cancellation rates by channel, gap nights between stays, and discount classification.
Guest origin & travel time
Where your guests are traveling from, grouped by metro area and travel-time band. Covers both drive-distance guests and those flying in from further away.

Data is only useful if you know what to do with it.

Targeted insight rules surface specific findings from your numbers — not just what's happening, but what it means and what's worth acting on.

Summit booking window down to 22 days avg vs 45 this time last year

Decisions that pay for themselves.

Real operators using Occustat to stop guessing and start acting on their own numbers.

We knew guests came from all over, but the dashboard showed Michigan was our number one feeder market by a wide margin. We're now running targeted ads there specifically — something we never would have done without seeing that data.
Result: focused ad spend on the market that actually converts
Seeing our ADR side by side with the market benchmark gave us something concrete to bring to our revenue management company. We're now making adjustments we couldn't justify before because we finally had the numbers to back it up.
Result: data-backed pricing conversations with their revenue manager
Our cleaning company wanted to switch from hourly to flat rate. The dashboard showed us exactly what we're averaging per turn — and it was clear the flat rate would cost us more. We negotiated from a position of knowing our actual numbers.
Result: avoided a cost increase by knowing the real cleaning averages
I almost didn't sign up — I only have one property and didn't think a dashboard would do much for me. I expected more data I couldn't act on. Instead it was user-friendly, showed me things I actually hadn't considered, and gave me real ideas to generate more revenue.

Custom Development

Every portfolio is different. If there's a metric, report, or data view that matters to your operation and isn't in the standard dashboard, we'll build it in.

Project Minimum
$250
Covers up to 2 hours of work
Custom insight, modified report, new data view — scoped before work begins. If the project wraps under 2 hours, the minimum stands. No surprise bills.
Extended Scope
$125 / hr
Billed in 30-minute increments, after the first 2 hours
Anything beyond the 2-hour minimum is billed at $125/hr in half-hour increments. Scope is approved before we proceed — you'll always know what you're committing to.

Custom work is scoped via email before any billing — if we determine the modification isn't feasible, you won't be charged. Turnaround depends on scope and is confirmed at intake. Contact [email protected] with a description of what you need.

Built by operators, for operators.

We run a short-term rental portfolio in Hocking Hills, Ohio. We had the raw data — bookings, revenue, channels, guests — but no good way to actually look at it. The reports our PMS generates are fine for record-keeping. They're not built for understanding what's working, what isn't, and what to do about it.

We couldn't find anything that showed our actual net numbers and gave us the kind of visibility we were looking for — so we built it ourselves. Occustat started as our own internal dashboard. Once it was working the way we wanted, we decided to offer it to other operators who were in the same position we were.

We still run it on our own portfolio every day. When we add something new, it's because we needed it ourselves first.
